Come and discover this little corner of paradise, in the tranquil and pure rolling Charollais countryside, yet only 45 minutes from Mâcon TGV station and motorway links giving quick access to Lyon, Geneva, Paris and beyond. The property is a few minutes off the expressway, accessed by a small country lane. It is a great place to live with a work/life balance and the domain is ideal either for families holidaying apart, with a separate entrance and garden area for each unit, or for a group due to large spaces where they can dine or relax together.

Family house :
The main house is accessed from the east side of the property with a terrace and a private garden overlooking the pasture beyond. At the garden level is a central hallway leading to a fully fitted kitchen and storage area, a dining room and a large living room with feature fireplace on one side and a spacious office overlooking the garden, a WC and a room which could become a downstairs bedroom on the other side. Upstairs a landing leads to the first bedroom with playroom, a second bedroom with a room containing a WC and washbasin on the side, a separate shower room with WC and 2 further adjoining bedrooms, one of which has a shower and WC. These last 2 bedrooms can also be accessed via a mezzanine area reached from the living room and were previously used as a B&B suite due to this independent access. On the lower floor is a 50 m2 garage, the boiler room containing a modern wood chip boiler and silo and various storage areas.

The gites for 4 and 6 people can be accessed from this lower floor by the owners, while each have a separate entrance for their guests.

Gite for 4 people :
Accessed from the pool terrace, with a private garden to the west side of the house, this has a fitted kitchen, a living room, 2 bedrooms and a beautiful Italian style shower room.

Gite for 6 people :
Accessed from its private garden to the west of the house, this is much larger comprising a fitted kitchen with breakfast bar, a living room with dining area, 3 bedrooms, a bathroom and a covered terrace.

Gite for 8 people :
The largest of the guest houses is in the former stables. As well as sleeping 8 people, it can also accommodate all 18 guests in the dining room, if they are there as a group. Accessed either from the pool terrace or a separate carpark behind, the entrance leads to a very long dining area with an open fitted kitchen. To one side is a large family bedroom and a shower room with WC. To the other side is a cosy salon leading to 2 sleeping areas made in the old horse stalls and a shower room with 2 WCs.

Additional information :
The house and the 2 smaller guest units have central heating provided by the wood pellet boiler. The larger unit is well insulated and is heated by efficient electric heaters. They can therefore be rented out all year round, for full weeks in the holiday periods and for long weekends and midweek breaks for groups or businesses out of season. Due to the recent age of the property, it is easy to maintain and heat, with double glazing and good insulation.
The individual drainage system conforms to current standards.
The guest properties are furnished and equipped ready to rent out.
Publicity materials such as professional photographs, a website, brochures and an efficient booking system will also be handed over.

Annexes :
The fourth part of the guest accommodation is the communal area including the pool terrace and bar area, with an adjoining indoor room of 60 m2 for relaxing or playing games, including a shower for the pool and an indoor garden.

There are several storage areas around the courtyard for the outdoor furniture and the automatic pool cleaning equipment. To the back of the property are further private storage areas, a workshop and a 100 m2 barn.

Exterior :
The enclosed grounds around the property total over 7500 m2, with 4 separate gardens around the outside looking out over the Charolais pastures and woods and a sheltered courtyard and pool terrace. Over the little used lane is a private field of 2.5 hectares with 2 lakes. The nearest neighbour is about 200 metres away.
