ACCOMMODATION

This 18th/19th century property comprises a series of agreeable looking stone buildings - a farmhouse, a worker's cottage, former stables, and barns, all with great character and charm. It can be adapted to various uses, the most obvious being the current one - chambres d'hte and gtes. It would make a mini conference centre - an existing professional kitchen allows for catering. The spacious grounds give visitors plenty of peace and privacy around the park and down by the riverside where there is fishing. Alternatively, it would be suitable for family or friends who want to purchase together but retain their own independence.

The main house is on the extreme right of the picture. It has gas central heating. The entrance hall has original tomettes (terracotta tiles) on the floor. To the right is a sitting room 18.28m2 with French windows to the terrace, and with a fireplace which is open through to the dining room 18.28m2 next door. To the rear is the dining kitchen 30m2 with old stone sink, fitted cupboards, large open fireplace, tomettes, and French windows to the terrace. A corridor goes to a WC with hand basin. Upstairs is a spacious landing, off which is a bathroom with WC, and 4 bedrooms - 14.55m2, 16.9m2, 18.24m2, 10.38m2 - each with attractive beams. Attached to, and connected with, the main house is another section. (The previous owners had intended to make this a restaurant.) The two can be used as independent units or as a whole. This part has its own entrance through a large glazed portal - possibly a carriage entrance in the past. The ground floor 80m2 has underfloor heating and a large open fireplace. There is some impressive charpente and exposed stonework. To the rear is a kitchen equipped to professional requirements. There is a guest WC with hand basin, and a boiler/utility room. Stairs go to a mezzanine gallery used as a grand salon 40m2. Up here is also a bedroom 10.68m2 with en suite shower room and WC, leading to a dressing room 10.68m2 or bedroom 2 - it has a separate entrance from the gallery. On the extreme left of the main photo is an independent gte (about 90m2 habitable space) with its own private terrace, comprising an open plan living/dining room with fitted kitchen, and 2 en suite bedrooms, each with small mezzanine.

Opposite the gte is the cottage, again with great character and many original features - stone fireplace, huge beams, old stone sink. It has a living room 40m2, off which are 2 double bedrooms each over 14m2, and the dining kitchen, partly fitted, leading to a bath/shower room and WC. It has a private terrace to the rear. Heating in the cottage is by electric radiators and an open fire.

GROUNDS & OUTBUILDINGS

The property is at the end of a long driveway which leads to a gravelled courtyard with turning circle. It stands in 3.9 hectares (just over 9.5 acres) of beautiful parkland, meadow, and woodland, sloping down to a fishing river. There is also a pond. Unconverted separate outbuildings comprise a barn 140m2 and hangar 110m2, both used for storage and both with potential for conversion. Two other outbuildings, one an old cottage attached to the barn, and the other an old stable, are now converted to gtes. See main description.
