ACCOMMODATION
This very pretty house dates from around 1750 and is very typical of the era, retaining many original features. It is built of stone and has a frontage of colombages (half-timbering), a feature also prominent inside. It has huge oak beams, a stone fireplace (now with wood-burning stove), an old stone sink, and beautifully polished tomettes (quarry tiles) on the floor. Most of the accommodation is on the ground floor which is, in effect, open plan for the various living rooms, with each section divided by open colombage. The main entrance is via a conservatory 24m2 used for summer dining and winter salon. This leads to the fitted kitchen 12.5m2, galley style, with an assortment of cupboards, tiled worktops, and spaces for appliances. The kitchen overlooks the dining room 20.25m2, which leads to the salon 24m2 with fireplace which has a woodburning stove. A staircase goes to a mezzanine 19,12m2, currently a bedroom. A door from the salon leads to the bathroom (bath with shower attachment, bidet, basin) with separate WC. The bathroom links with the main bedroom, which also has access directly to the salon. Beyond is another bedroom with French window to the garden. At present, this is inconvenient for reaching the bathroom, but there is the possibility to make an en suite at the far end of the room. To the rear of the house is the boiler/laundry room. There are 2 central heating boilers, one for oil and one for wood. Adjoining the house is a spacious barn 70m2 which would be ideal for converting to extra accommodation.
GROUNDS & OUTBUILDINGS
The property has around 10 hectares of land, of which 3 hectares are woodland. Immediately around the house is a garden and some parkland. The remainder is meadow, suitable for horses. Adjoining the house is a barn with about 70m2 space which would make a useful extension to the existing accommodation. Adjoining the barn is a garage. Well away from the house are 3 huge outbuildings, 300m3, 300m3, and 400m2, each with electricity and water. The largest is fitted out for rearing ducks, though it is empty at present. The others are in use for rearing guinea fowl, though this operation is being wound down and will finish shortly. Obviously, there is no obligation to continue a business and these could be dismantled. However, there is the possibility to convert to stabling, workshops, etc. Also, one has large doors either end, making it suitable for larger vehicles, campervans, caravans, etc.
